We just put our old house on the market

We got our old house on the MLS yesterday about this time (1 PM Mountain time). As of right now 40 showings have been scheduled. We have already received 2 offers - both over asking price. Just not a lot of good homes on the market in that price range right now. And this is a very nice house.

But that is a crazy number of showings.
 
Wow, that's good news. I hope your destination is a buyer's market.
 
Good luck. We had similar results last summer when our Houston house went on the market, and it worked out pretty well. It’s a great feeling when you make it to closing.
 
Somebody is going to put a pre-emptive offer in long before it actually gets looked at 40 times, so get ready...

We already moved about two weeks ago. Our new house was a bit overpriced I think, because it was not getting any offers. We bid $15K UNDER the asking price and got it. It's about 17 miles west of the old house, right in the foothills by Pikes Peak. Looking at the feeding frenzy the old house has kicked up, and what other houses are asking for in this area, I think we got lucky.
 
Well - there are a few showings still today, but over the weekend there just about 50 showings plus or minus a few. Currently we are sitting at 8 offers, all over the asking price.

Make that 9 offers. Another came in while I was typing that sentence.

This is craziness. Apparently the number of homes on the market, especially in this price range, is pretty low. We are accepting offers through 2PM today and will pick one later this afternoon.

Holy shit that's mental... Nice that it's so easy to sell though.
 
Sounds like your market is like ours. I wish it was my youngest graduating high school this year so we could sell before the market cools.

This is the third house I have sold, and first time I think the market timing is good. The last one I sold (middle of divorce) was terrible timing. One year later that home had appreciated by over $100K.
