Construction starts today on my new studio space...

Well, I'm not building an actual dedicated studio but we are finishing off our garage, adding a ceiling, finishing the floor, drywall and electrical, a loft and storage space. One side will be storage hidden behind a large curtain kind of thing for both my gear and some household stuff. The opposite wall will be my desk/teaching studio stuff with the storage curtain thing being the backdrop for my videos and the 3rd actual wall will have the old counter from Premier and the air conditioning. I'm very excited.

In addition we are having the exterior of the house repaired and painted and probably a 100 sq ft wood shed added in the back yard for additional storage. I'll share pics here and there.

This was the house when we bought it in 2009:





Other than some landscaping and a ridiculously expensive roof it mostly looks like that now. We are replacing the brick with something more modern and completely changing the colors to something less vomitous.

For those of you in the rest of the country, this is an 1059 sq ft house built in 1956 that is now worth around $550k in the current market (we paid about half that). It's amazing to have gained that much equity and still not be able to afford to buy a slightly larger home in this area so we're trying to make it more workable for the near future. The house also just needs exterior repairs on the stucco and the brick so it was time to do this before we had more serious problems. In a few years we might add on to the house but for now this is a major upgrade for us.
 
I grew up in your neighborhood. We were fortunate to rent a pretty large house there (over 2000 sq ft. 4 bed, 2 bath) and they never raised the rent the whole time we were there. We only paid $700/month from 1982-1991. The house was originally about the size of yours, but it had been extensively added onto some time before we moved in. There was an enclosed patio that was first used as a playroom for my mom's daycare business that eventually became my bedroom when I hit my teenage years. The size of that room was perfect for setting up all my music gear and jamming with friends. I loved living in that house. I think it's worth well north of $600K now.

Of course I just spent $505K on a small 1300 sq ft. 3 bedroom. Real Estate has gotten crazy.

I still have it for a month or so at least. Then I'm finding it a good home where someone can actually finish the bodywork and drive it like it deserves :(

around here your house would bring maybe $125k-ish.

Yeah. Especially around here. Median home price for our zip code is $667k right now and we aren't in the "fancy" part of Orange (Villa Park).

In my home town, it would bring between 500k and 600k. Of course it would be purchased by a builder and they would tear it down and build a monster house and sell it for 1.5 million.
 
I wish you good luck. I decided to keep my parents last house. It needs so much work. I may never see the end of it.

I bought a 15 year old 2500 sq ft, four bedroom, 2-1\2 bath split entry on a little over 1 acre around 1998 for 98K...The ex still lives there and I'm guessing she could get around 250k now...

I paid almost as much for the condo I'm in now..:facepalm:
 
My ex mother-in-law visited us in Houston from Burlingame, on the outskirts of San Francisco about 15 years ago. She told us that our 2100 sq/ft two story house (that we paid $86K for in 1996), if transplanted to her neighborhood in Burlingame, would sell for close to a million dollars. We were flabbergasted.

Doing some demo myself. Decided to start over on this wall since it wasn't insulated back in the 60's when some previous owner decided to half ass drywall the garage.

Good thing you waited until the Temps plummeted into the high 90s before starting work in the garage :)
